Most if not all Hard Money Lenders no longer loan on the ARV due to the the housing market being so capricious. Bottom line, every borrower will have to put some skin in the game.

I hear that Hard Money is drying up because of the the credit crunch, wouldn’t it be more wise to chose flash cash (transactional funding)?
